7,000 Square Foot Morningside Bungalow - Two Kinds of Buyers?

This was a Morningside tear down, just completed. I've watched them build it and now I've been to the open house. Would you believe it has nearly 7,000 of finished space? Nearly 1,500 of daylight bonus space? Elevator shaft? Here is the listing.

The architect, Linda deLarios, and builder, Yorkshire Properties, L.L.C., used the slope to camouflage the size. It looks perfectly in keeping in our 80 year old neighborhood. A McMansion would be more typical. Instead, this is the best integrated - stylistically - new house in the neighborhood.

Two Kinds of Buyers?
Personally, I prefer a charming facade that fronts an impressive space - one that gets better the further you go. I guess I'd rather not show everything I have to strangers. The other type of buyer, those who want an impressive facade won't like this house.

Here is the front porch. The craftsman details extend throughout the house. Does this look new? Well, it looks clean.

The front porch overlooks the Palladian style Morningside Presbyterian Church and our amazing trees.

The door next to 2 windows open into the kitchen. A few urns on the patio, open those French doors and we're ready for a city party.

Neighborhood zoning requires 7.5 sideyard setback. If you can't deal with that, you can't live in Morningside.

The listing can't convey how big this house is. It is be one of the biggest in the entire Morningside, Lenox Park neighborhood.

  1. I am not a huge fan of craftsman style houses - they are a bit too casual and too dark for my taste - but I enjoyed the tour of this home! The kitchen is so light and airy, probably because of the lack of upper cabinets. I too am a big fan of houses that look small (or at least, normal sized) on the outside, but have lots of space on the inside.

  2. I think the deep, narrow lot is an advantage as the center of the house get some light.

    The main floor rooms are pretty much full width, almost too big but they do get more light than you'd expect. The 3 huge main rooms are an enfilade and share SSE facing windows.

    The library is the only dark room, but it has good windows.

  3. I have to agree with TTI, that I personally do not like craftsman style homes -but this one is done really really well. I'm glad they decided to respect the neighborhood!!

  4. It is done well, workmanship and design wise. This is a "labor of love" spec house and with very unfortunate timing.

    But it's 3 times bigger than mine, where we've raised 3 children. I can't really grok the space. In the open house, I just kept going and going and there were still more places to see. It will be a great city house for the right folks, the parties could be legendary.

  5. Good lord, how gorgeous! I was going to say that it reminded me of the house that I grew up in, but then I realized it is about 5 times as large...and I LOVE craftsman styles, but probably because I grew up in Berkeley where they abound...very tasteful considering the immense size.

  6. Okay, so it's a huge Craftsman? The porch railing isn't craftsman, the floors look like laminate (?) and the fireplace in the living room is just plain ugly. They should have used stone. A light blue bedroom? Carpet? What's up with that?! Love the kitchen. very nice...
    I would prefer a smaller home myself, but hey no one is asking me! Or did you?? :)

  7. I'm sure the developer fought daily with herself over the perfect spec house for the demographic verses the "labor of love" part. It's the labor of love part that makes it interesting to me.

    The floors aren't laminate and there acres of floors! The blue bedrooms caught my eye because they were, well, blue. But the bedrooms, all of them, felt comfortable to me.

  9. I love how this house looks smaller on the outside, but larger on the inside. I like how it allows the owners the space they need yet also fits with the neighborhood. Great post!

  10. I was totally unaware that my house was on your blog. Thank you for sharing it. It was a labor of love for both Trina and I. The intent was to blend in with the vernacular of the street and keep a low profile without being a MC MANSION. The idea was to create layers up the slope, only realizing the size from a birds eye view. The view of the church and trees was critical as well. It was definatley a challenge for me, but with great results.
